What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a measurement service?

Real estate taxes

Tax records often reflect the wrong square footage because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A measuring service can ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a previous appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's home closes at a price that accurately reflects market value, we suggest seeking a measurement of the property. Your clients, and potential buyers, will appreciate your eye for detail, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to attract potential buyers because they can view the layout and characteristics of the property before and after touring.
